The importance of testing for RADON

  • According to the APQ, in 2014 there were approximately 900 radon tests conducted in Quebec. In comparison, in 2021, nearly 20,000 tests were conducted, which is 4 times more than in 2019, demonstrating that people are becoming increasingly concerned. (I combined your two sentences: QC or CAN?)

  • What does OACIQ recommend?
  • Before listing a property for sale, the broker must inquire about the existence or absence of a radon test (see DV, under Inspection reports and expertise, article 13.2 and 12.2 in older forms). If applicable, if mitigation measures have been carried out, they must validate their effectiveness and provide the buyer with relevant information, such as the laboratory report.
  • The broker can suggest that the buyer make the promise to purchase conditional on a radon test being performed, either through a specialized company or by the buyer themselves. If a long-term RADON test is required by the buyer, the broker can and should recommend making the promise conditional on the seller depositing a sum in escrow with the notary (standard clause 3.21 Radon measurement test). The costs are borne by the seller.
